An Investors look into the East Valley – Are there deals out there?

The temperatures are hot and so is the market! While Scottsdale is the ‘it’ place to be more and more people are moving to the East Valley (Chandler, Gilbert, Queen Creek).  Are there deals for investors – maybe?  Depends on your hold time.  Are you looking to do a quick flip? Not likely in the East Valley.  Buy and hold (5+ years) on cash-flowing properties is still possible and looking at the #’s below can be a good investment.  As you can see it is not hard to rent a home (16 days on average to lease a property)!  The average sold price is higher than the list price and the demand is HIGH.  But, how do you ensure you are on that high side and getting the best return on your investment… me and I am happy to analyze your rental investment.

  • Available Active Homes on MLS for RENT – 137
  • Average List Price – $2,152
  • Average SF – 2,094
  • Average current days on market – 68

June Closing #’s for the East Valley on detached/single family only RENTALS:

  • Total Leases Signed – 288
  • Average List Price – $1,920
  • Average Sold Price – $1,924
  • Average SF – 1,991
  • Average days on market – 16
